When buying a new construction property, the buyer is charged 21% VAT instead of registration fees. However, the Park Lane project offers a more advantageous taxation system for buyers. 
On the construction part you’ll pay 21% VAT, but the land will be divided into two elements. You have the subsoil (the ground) and the emphyteusis (the right to use the ground). The part of the emphyteusis is subjected to only 5% registration fees and the subsoil to 12.5%. Your final bill is reduced and you become the owner of the entire apartment without any time limit. This split-up allows to obtain an overall taxation of approximately 17.2% instead of 21%.
