When buying a new property, you are required to pay 21% VAT on the selling price. But in some cases, it’s possible to “split” the land from the construction. Why? In doing so, part of the selling price is subject to registration fees (12.5%), which reduces of the total sum the buyer has to pay.
Usually the land portion is subject to a tax of 12.5%, but in this particular case, only a very small part (around 5%) is subject to the 12.5% tax. The remaining 95% is subject to a mere 2% tax thanks to a leasehold arrangement. The construction part is subject to 21% VAT. Taking into account these amounts and percentages, the total tax will be around 16.4% ... allowing buyers to considerably lower their taxes.
